Our Property Management includes the following services for rented properties:
Monthly Statement
A clear and concise monthly statement outlines all financial activity for your property.
Annual Income & Expenditure reports
A comprehensive financial report for the financial year is provided to all owners detailing all income and expenditure for the preceding financial year. All information is readily accessible for your book keeper / accountant for tax purposes.
Rental collection
We tax invoice all tenants monthly to assist in rental being received by the due date. We forward rental to owners once rent payments are cleared, your funds are forwarded to you via your choice of cheque or direct deposit.
Rates & Outgoings collection
All tenants are tax invoiced for all outgoings due under their lease agreements. We insist they pay via our office to ensure they are paid promptly to the relevant authority. This enables us to monitor payments that are due. It also facilitates more efficient tax records for your accountant or book keeper.
G.S.T.
We collect G.S.T. on rental and outgoings where applicable for G.S.T. registered owners. All G.S.T. collected and forwarded to you is clearly reflected on your monthly statement.
Insurance premiums & claims
Where permitted under a lease, we will seek reimbursement from your tenant for insurance coverage as per your lease agreement. With your permission, we can liaise with your isurance company on your behalf should a claim need to be processed.
Maintenance
We ensure all maintenance and repairs are carried out economically and professionally. We seek owner approval on all major maintenance works prior to commencement. All payments are clearly outlined on your statement.
