Leasing your investment property.

Our highly experienced team will advise you on rental and property presentation. Once you have appointed us to source a tenant for you, we put the wheels in motion. In some cases, we have good existing good tenants who are require relocation.

Advertising
We will immediately place your property on the internet with realestate.com.au, which we believe to be the leading website available for your property. We will also place local paper advertising in the Frankston/Hastings Leader. We take a full page to maximize the inquiry available for our clients.

Vacancy List
Our vacancy list is updated daily for those prospective tenants who approach our office on a walk in basis. We can also supply a photo and caption to our display window.

Signage
We provide clean coreflute signage to your property to help maximise enquiry.

Selection of tenants
Our office has a direct link to the National Tenancy Database that provides us up to date information on potential tenants. We also check trading references.

Preparation of Lease Agreement
As members of the Real Estate Institute of Victoria, we will prepare Commercial Leases and Disclosure Statements for you. Should you wish for your solicitor to prepare these documents that is fine, that is your choice.

Bond placement
For non-retail tenants, we make available our audited trust account for tenants. Should your tenant be a retail tenant, we have an arrangement with Macquarie Bank for interest bearing facilities.

Condition of premises
Photos don’t lie. We use digital cameras to document the condition of your property so there are no issues when the tenant vacates.

Rent reviews:
C.P.I., fixed or market. We gather comparable rental evidence to ensure your market review reflects the true market rental for your property.

Specialist services

Knowledge of legislative requirements, such as The Retail Leases Act 2003

Our experienced team has comprehensive knowledge of all facets of commercial leases. In addition, The Retail Leases Act 2003 covers landlords with retail tenants. Again, we have comprehensive knowledge and valuable practical experience with the application of this Act.

Small Business Commissioner
Should your tenant be under a retail lease, this will fall under the jurisdiction of the Small Business Commissioner. In the case of a tenant seeking mediation on an issue, we suggest the landlord attend these matters in person as resolution is sought on the day.

Taking over management
If things aren’t as they should be and you wish us to take over from yourself or another agent, please make an appointment with our property manager on 9770 1033 to see what is involved.

Insurance
We are not insurance agents. However, should you require assistance with coverage for your property, we can put you onto a number of brokers who can help. In the end, you must be happy with the cover you have for your property. In most cases your tenant will reimburse you for the cost of this cover.
