Selection of Tenants - NTD reference
Our office has a direct link to the NTD that provides us with up to date info on potential tenants.

Property Condition Report.
A detailed Condition Report and Inventory of premises is compiled prior to the tenant moving in. This report must be signed and returned by the tenant within three working days of occupancy.

A final inspection of the property, using the condition report is carried out prior to the security deposit being released at the end to the tenancy.

Security Deposit.
A security deposit equal to one months rent is collected from each tenant and held against any damage or loss of rent that may occur during the course of the tenancy. This security deposit is required to be lodged with the Residential Tenancies Bond Authority.

The security deposit can only be released by mutual agreement between the Tenant and Agent/Landlord. Any deposited amount must be referred to the Residential Tenancy Tribunal for arbitration.

Periodic Inspections
Regular inspections are conducted in accordance with the Residential Tenancies Act. The first inspection is carried out three months after the commencement of the tenancy and at six monthly intervals thereafter. The tenant is notified of any defects for which he/she could be considered responsible. A copy of that report will be provided to you in writing.

Regular inspections enable us to convey to our owners:

  • The state of maintenance of the property.
  • Make recommendations or submit quotations for any repairs or upgrading which may be necessary.
  • Make recommendations for increases in rent in line with current market conditions.

OWNER RESPONSIBILITIES

The owner should ensure that the premises are offered in a reasonable state of cleanliness and repair and that all requirements in respect of health, building and safety laws that have been met.

The owner is quite entitled to attend to any maintenance and repairs himself, providing the tenants are given appropriate notice.

Alternatively, we are able to provide you with qualified tradespeople who are able to carry out maintenance and repairs at competitive prices.

Some expenditure incurred for repairs may be an allowable tax deduction against rental income. Original invoices of all work carried out will be attached to your monthly statement.

In authorising our agency to manage your property, you may wish to specify an amount to which expenditure for any one repair can be carried out without reference to you. Such instruction will be included in the “Owners Consent Form”.

Emergency repairs would be at the agent’s discretion and in keeping with the requirements of the Residential Tenancies Act when an owner cannot be contacted. It is important to keep our office informed of any changes of address or telephone number.
